    LAND ACQUISITION:

    • Acquisition of 18 parcels began in 2002 with encouragement from the City
    • Being finalized in 2019 with acquisition of BomBay Bistro site
  • 2002 - 2019

    DISCUSSIONS & INVOLVEMENT WITH CITY STAFF, MAYOR, CITY COUNCIL:

    • On going discussions with City Staff, Mayors, City Council and its Members beginning in 2002, prior to acquisition of any property, and continuing to the present
    • Hired a traffic consultant in 2013 for input in the City/VDOT process of designing the road improvements as part of the City/VDOT storm drainage project
    • Successfully in approval to install a traffic light at Orchard St/Chain Bridge Rd intersection and not close the median
    • At the City’s urging, began discussions with Brown’s Mazda in 2015 relating to a connector road between Orchard Street & Fairfax Boulevard
    • All plans for Northfax site since that time has provided for this roadway connection
  • 2004 - 2015

    INTERIM USES:

    • Multiple applications and City approvals between 2004 and 2015 for temporary auto storage parking on the site
  • 2005 - 2019

    DEMOLITION & SITE IMPROVEMENTS:

    • Demolished sub-standard improvements on the site located in the floodplain between 2005 and 2019
    • Planted 30 trees as landscaping screening along adjacent boundary with Assembly townhouses
    • Constructed new fence to shield site auto storage from Route 123 after condemnation
  • 2007 - 2017

    DISCUSSIONS WITH POTENTIAL DEVELOPMENT PARTNERS/PURCHASERS:

    • Over a period of more than 11 years discussed multiple development options with more than 22 potential development partners/purchasers
    • Options ranging from townhouse residential, multi-family residential, mixed use, retail (free standing and first floor), hotel, senior living
    • Culimated in 2014 contract with Madison Homes and current plan incorporating townhouses as a transition, senior living and preserving flexibility for future development options
    • Included outside consultants for multi-family, retail and a hotel feasibility study

    • Discussions with City Staff, Mayor and Council Members – 2017
